What wears out in older locks

Oak Park is one of 31 adopted historic districts listed on the 2011 map, and older buildings there can carry hardware that has been turning for decades. In old hardware the usual faults are mechanical: a door that has shifted so the bolt drags on the strike, a strike plate that has worked loose, a cylinder whose pins have worn so the key catches, or a knob or lever with a tired return spring.

Much of that can be repaired instead of replaced: moving or resetting the strike, adjusting the latch, cleaning and lubricating the cylinder, or fitting a new spring or spindle. A repair usually keeps your existing keys working.

What the rental checklist says about strike plates

Sacramento's Rental Housing Inspection Program checklist calls for strike plates on all doors and jambs that are secure rather than loose. It also lists weather sealing on entry doors, which is door work rather than lock work.

A few habits head off the common faults:

if the deadbolt only throws when you push or pull the door, adjust the strike before blaming the lock
tighten loose screws in the strike, handle and hinges before the holes strip
use a dry lock lubricant, not oil, which collects grit
stop forcing a key that sticks, because that is how keys break

Under Civil Code § 1941.3, a tenant must tell the landlord about a dead bolt or window lock that does not work, and the landlord is liable only if it stays unrepaired for a reasonable time after notice.
