Original doors in the Dryden Historic District

North Park's Dryden Historic District covers six blocks of 28th Street and Pershing Avenue, between Upas and Landis streets. Its 136 homes, with a period of significance from 1912 to 1941, run from late Victorian and Craftsman to Spanish Revival and early California Ranch. Some doors of that era are cut for a mortise lock, whose body sits in a pocket in the door edge instead of a round bore through the face.

On an original door, a replacement lock should fit the pocket and faceplate cutout already in the wood, so the door keeps its material and its look. Where an earlier owner converted the door to a bored deadbolt and knob, the new hardware follows those holes instead. Photos settle which case applies.

When worn hardware is due for a change

Replacement makes sense when the bolt drags even with the door open, the latch no longer catches, the trim has worked loose or a break-in damaged the lock. If the lock still works and the worry is who holds keys, rekeying is the smaller job, and a stiff but intact lock may only need lock repair.

The rental dead bolt rule

California Civil Code § 1941.3 requires a landlord to install and maintain an operable dead bolt on each main swinging entry door, with a bolt that extends at least 13/16 inch past the strike edge into the jamb. Existing dead bolts of at least a half inch qualify, and certain older thumb-turn locks qualify only until they first need repair or replacement, so replacing one of those is the point to check the current standard.
