Older houses east of the river

Edgefield, on the Cumberland River's east bank, was incorporated as its own city in 1868 and joined Nashville in 1880. Its Italianate and Eastlake houses ranged from frame cottages to brick mansions. A 1916 fire destroyed nearly 648 homes there, and bungalows later rose where Queen Anne and Italianate houses had stood.

Later, numerous single-family houses were divided into apartments. In a converted house the front door may be shared while each apartment has its own lock, so say which door is the problem. When tenants turn over, lock rekeying retires old keys without replacing the hardware.

Germantown and downtown blocks

Germantown, north of Jefferson Street, has homes built between the 1840s and 1920s. During decades of decline many became rentals or rooming houses, and 1950s industrial zoning brought commercial and industrial buildings. Its guidelines now list townhouses, each unit with a street-facing entrance, among appropriate new building types.

Parking downtown and on West End

Pay stations cover the Central Parking District and western areas, including West End Avenue to 31st Avenue and the Vanderbilt Hospital area. A session can be extended from your phone twice, up to 10 hours; once it expires, the car must leave that parking zone for at least 30 minutes.

Historic zoning and doors

The Metropolitan Historic Zoning Commission's guidelines carry out Article IX (Historic Zoning Regulations) of the Metropolitan Comprehensive Zoning Ordinance. Neighborhood conservation overlays such as Lockeland Springs-East End and Salemtown review new construction, additions, demolition and relocation. Historic preservation overlays, including Edgefield and Germantown, also review repairs and alterations to existing buildings.

Door guidance differs by district:

• Edgefield: replacement doors are to match the originals' design, dimensions and material. Full-view painted or anodized security doors are appropriate on front doors; security bars and grilles generally are not.
• Germantown: full-glass storm doors are permitted where they match existing door dimensions, with frames set within the door frame; unpainted aluminum storm doors are not appropriate. Exterior security doors may be appropriate on rear facades.

Rekeying leaves the door unchanged. Before replacing a door or adding a storm or security door in a preservation overlay, check your district's guidelines with the commission. This is general information, not legal advice.

Short-term rentals

Under Metro Code Section 6.28.030, a short-term rental needs a Metro Codes permit before it is listed. Metro Codes' operating rules require the local responsible party's name and phone number to be posted conspicuously inside the unit, and that person must answer calls at any hour during each rental. Save that contact when you check in; if you are locked out, it is the first call to make.
