Does your Seattle door suit a smart lock?

Most smart deadbolts replace the cylinder and thumbturn of a standard deadbolt, so a newer door is the simple case, and 25.6 percent of Seattle's homes were built in 2010 or later. An older door with a mortise pocket cut into its edge, or a narrow frame around glass, may need a different model or door work first.

The building matters as much as the door. Before swapping a unit lock in an apartment, condo or tower, ask management or the association which locks are yours to change, and whether they need an entry code or key for emergencies. Shared entries stay on the building's own system.

On Ballard Avenue, exterior changes to a building need city approval under the landmark district's rules, so ask the Seattle Department of Neighborhoods before mounting a keypad on a street-facing door.

Rules for Seattle rentals

• Seattle's RRIO rules for rentals (Seattle Municipal Code Chapter 22.214) require a unit entrance deadbolt or deadlatch that opens from inside without a key. Choose a smart lock with a plain interior thumbturn so leaving never depends on a code, an app or a battery.
• RCW 59.18.750, on smart access systems, takes effect January 1, 2027. It requires a landlord, if a tenant asks, to offer an alternative key that uses no biometric information or phone app, such as a key fob, key card, physical key or keypad code.

Rain, batteries and a backup key

Winter is the wet season across Washington, and Seattle sits on the ocean-tempered west side. For a keypad here, rain is the bigger concern: choose a model built for outdoor use and, where you can, mount it on a door sheltered by a porch roof or overhang. Change the batteries on a schedule instead of waiting for the low-battery warning.

Keep a mechanical key that works the lock, with a spare held by a neighbor or relative nearby. When you send a request, include the door's material, the lock model you have chosen or already bought, and any building approval. If the existing deadbolt is worn out, lock replacement comes first.
