Homes and locks in Tucson

Census Bureau estimates for 2024 place 51.7 percent of Tucson's homes before 1980, against 27.9 percent statewide, and 47.6 percent of occupied homes are rented.

The city-hosted historic neighborhood guide says Barrio Libre, part of Barrio Viejo, has more Territorial-period adobe buildings than any other part of Tucson, with building fronts flush with the streets. West University, built out between 1890 and 1930, has more than 700 buildings, about half of them Craftsman bungalows. Sam Hughes, developed from 1921 into the 1950s, lies immediately east of the University of Arizona campus. Wikipedia's article on the university says Sixth Street generally forms the campus's southern boundary, with many single-family homes south of it rented to students.

A study prepared for the city on postwar subdivisions charts the walls of 1945 to 1973 single-family houses as 33 percent brick, 28 percent painted block, 19 percent slump block and 14 percent adobe, and describes a sliding glass door opening onto a rear patio. Mention an original bungalow or adobe-rowhouse door when you request lock repair. When the occupants change, lock rekeying retires the old keys and keeps the lock.

Businesses and buildings

Fourth Avenue's historic district covers about 23.5 acres, and the registration form counts 50 contributing and 19 noncontributing buildings, mostly single-story storefronts in connected zero-lot-line rows built out to the sidewalk.

Downtown adds Hotel Congress (designed 1919) and the Rialto Theatre (opened 1920); Main Gate Square, El Con Mall and Broadway Village are other retail nodes. Its guidance on parked cars says dark dashboards and seats can climb to 180°F or more, cracked windows barely change how fast the cabin heats, and a child can die in 10 minutes. A.R.S. 12-558.02 spares someone from civil damages for using reasonable force to enter a locked car and remove a minor or confined pet only if every one of several conditions is met, and one of them is alerting a peace officer, first responder or animal control before going in. Rules that touch a lock job

Tucson's Historic Preservation Zones include West University, Armory Park, Barrio Historico, El Presidio and Fort Lowell. The city says design review there covers exterior alterations, even work that needs no building permit, and the West University neighborhood association lists doors among the changes reviewed. Before swapping an original entry door in a zone, ask the city.

Section 16-11(j) of the city code says exterior doors, sliding glass doors included, need an operable locking mechanism, and it bans double cylinder deadbolts and other mechanisms that block rapid egress in a fire or other emergency. That egress test is worth applying to any smart lock installation.

For tenants, the entry rule is A.R.S. 33-1343: two days' notice before a landlord comes in, unless there is an emergency or notice is impracticable, and an emergency allows entry without the tenant's consent.
