What counts as urgent in Orlando

  • After a break-in. Call the police first, and do not go inside if someone may still be there. Once officers have finished, a door with a split frame, a broken strike or a damaged lock that cannot secure the home overnight is an emergency. If you rent, tell the landlord or manager too.
  • After a storm. NOAA says hurricane-force winds reach Florida about three times every five years. Wind can rack a door so the bolt misses the strike, and a lock that sat in floodwater can corrode. An exterior door that will not lock is urgent; a stiff lock that still secures the door can wait for lock repair.
  • Heat. Being shut out of the house at midday without water or medication is urgent. Someone in distress from heat, in a car or a house, needs 911 before anything else.
  • A business that cannot lock. A shop in a Main Streets district such as West Lakes or City District, or any office, that cannot be secured at closing.

Charges after a declared emergency

Section 501.160, Florida Statutes, applies once the Governor declares a state of emergency. It covers essential commodities, which can include services needed as a direct result of the emergency, and treats a charge that grossly exceeds the area's average over the 30 days before the declaration as prima facie evidence of an unconscionable one, unless higher costs or market trends explain it. Get the total cost in writing before work begins and keep the invoice. The Florida Department of Agriculture and Consumer Services takes complaints about businesses through its online Consumer Complaint Portal. This is general information, not legal advice.
