The City of Greenville lists seven historic districts.

• Hampton-Pinckney was Greenville's first trolley-car neighborhood and has the city's most important group of Victorian-era houses. In 1977 it became the first locally designated preservation overlay district.
• Colonel Elias Earle, north of downtown, was an early automobile neighborhood of side driveways, rear garages and porte cocheres, so a garage may belong in any lock rekeying plan.
• Pettigru, east of downtown between East North and East Washington streets, is the city's largest historic district: 88 structures, most built of frame and brick between 1910 and 1930.
• Overbrook grew after the trolley reached the city's outskirts in 1910 and was fully developed by 1924; Craftsman bungalows dominate its first section.
• East Park Avenue was subdivided about 1910 and developed most heavily from 1920 through the 1930s, in Craftsman, American Foursquare, Tudor and Neo-Classical styles.
• Heritage, in the West Park area northwest of downtown, has about 126 structures; the bungalow is its most prominent style.

Businesses and buildings

The West End, around the meeting of Main, Pendleton and Augusta streets, filled with cotton and fertilizer warehouses after the Civil War, then bottlers, auto agencies and repair shops. The city's preservation guidelines say the large, heavily built wood doors on its older warehouses should be preserved, or duplicated exactly if replacement is necessary.

The city's 2017 Downtown Design Guidelines ask for maximum ground-floor transparency and for security systems that do not require security bars or grilles. The city describes Pettigru as about half residential and half commercial, so an early 1900s house there may now be a business. See commercial locksmith.

Car trouble in Greenville

The city lists moving a vehicle to avoid a citation and parking over the two-hour limit as common violations; the on-street allowance is two hours per day. A car stuck at the curb after a lost key or a car lockout is still on that clock.

Permits for Bennett Street and the Pettigru Historic District let residents exceed time limits; permit parking districts fall under Sec. 42-149 and following of the City Code. The city says they are not for storing a vehicle on the street.

In September 2025 the city said it would pursue criminal charges against drivers who intentionally break or lift gates to avoid paying at its downtown garages, which have plate readers and surveillance cameras. For trouble at a gate, press the call-for-assistance button to reach a live person.

Local rules worth knowing

Properties in Greenville's historic overlay districts or its Downtown Design Overlay need a Certificate of Appropriateness before submitting for building permits. The city's Design Guidelines for Preservation Overlay Districts say ordinary maintenance generally does not need one unless it would alter the exterior. For doors, they say:

• Damaged or non-working door hardware can be repaired or replaced, but new hardware should be commercial grade, not a lighter residential grade.
• Storm and screen doors should be plain, exterior metal security doors are discouraged, and historic hardware should be maintained.
• Glass in doors should be kept. Where security is a concern, they suggest wire glass, tempered glass or light metal security bars, preferably on the interior.
