Humid summers and sticking bolts

NOAA's summary of Kentucky's climate describes warm to hot, humid summers, with average yearly precipitation running from about 38 inches in the northeast of the state to about 58 inches in the southeast. Damp months swell wood doors and frames. The deadbolt starts to rub on the strike plate, the key needs a hard twist and the door has to be pushed before it latches. Leaning on the key is how keys snap. The usual repair is to reset or file the strike, tighten loose hinges or trim a door that has swollen out of square, none of which means replacing the lock.

Older houses, older hardware

The county's historic overlay standards place the workers' houses of St. Joseph, in brick and frame, between 1860 and 1940, and on the 1000 and 1100 blocks of Magnolia Street all but two houses date from 1920 to 1925. Houses of those ages can have mortise locks with tired springs, loose knob spindles and doors that have settled until the latch misses its strike.

Repair also fits the preservation rules. In the four locally regulated districts, College Hill, Downtown Commercial, Upper East Main and Chestnut-Dodd, Section II.F of the standards treats like-for-like repair as routine maintenance that needs no Certificate of Appropriateness. Simple upkeep

• Use dry graphite or a lubricant made for lock cylinders, not heavy oil, which gathers grit.
• Tighten loose screws on the strike plate, hinges and trim.
• After a damp week, close the door and check that the bolt still extends fully.
