Two-deckers, doubles and workers' cottages

A City of Buffalo historic survey of Broadway-Fillmore says two-family houses represent 30 percent of the city's residential housing. The two-decker, the most common form, stacks identical flats on two floors. The double house places two mirror-image units side by side; in its earliest form the main entrances sit together at the center of the facade.

In a two-decker, note which doors your keys open, including any hall or stair door the two flats share. In a double, say which of the paired front doors is yours.

The same survey describes Broadway-Fillmore as largely detached frame workers' cottages of one or two stories, often with additions running back through long, narrow lots. When listing locks that need attention, include the rear addition's door.

Allentown's older doors

Allentown is the first neighborhood north of downtown, centered on Allen Street and Elmwood Avenue. Its historic district was listed on the National Register of Historic Places in 1980 with about 733 buildings, including Italianate, Queen Anne and Shingle style houses, and a 2012 expansion added about 320 properties. If an original door still has its old lock, ask whether lock repair or rekeying is possible before replacing it.

Storefronts on Buffalo's business streets

The city's 2016-2017 snow-removal procedures list business districts including Elmwood Avenue, Hertel Avenue, Allen Street, Chippewa Street, Niagara Street on the Lower West Side, Broadway and the Buffalo Niagara Medical Campus.

On Broadway, the survey describes two-part commercial blocks of two to five stories, with shops at street level and offices, meeting halls or apartments above. Adding storefronts to existing houses was also common in Buffalo in the 1920s and 1930s. In these mixed buildings, say whether the problem is the shop door or the entrance to the upper floors (commercial locksmith).

Winter parking and car lockouts

Under Chapter 479, Section 15.45 of the City Code, parking is prohibited from 1:30 a.m. to 7:00 a.m. on any day between November 15 and April 1 on streets where passenger buses operate. The city's 2025-2026 list, which it says is subject to change, includes Elmwood Avenue, Hertel Avenue, Delaware Avenue, Main Street, Niagara Street, Grant Street, Seneca Street and part of Broadway. Some routes restrict one side only. If you are locked out of a car on one of these streets on a winter night, say so in your car lockout request.

Proactive Rental Inspections

Since 2005, Chapter 264 of the City Code has required a rental registry of non-owner-occupied one- and two-family homes. A November 2020 amendment requires inspection of all registry properties. The city's checklist includes doors (condition, operating hardware and fire resistance), operable and weather-tight windows, common halls and exits with an unobstructed path of egress, and smoke and carbon monoxide detectors. A passing property receives a Certificate of Rental Compliance valid for three years. What to mention in a Buffalo request
