What counts as urgent in San Antonio

A lock problem is urgent when it leaves someone unsafe or a home or business unsecured.

  • Someone at risk. If a child, an older person or a pet is locked in a car or a home, or is stuck outside in dangerous weather, call 911 first.
  • A door that will not secure after a storm. Statewide, NOAA counts more than 85 tropical storms and hurricanes in Texas from 1900 to 2020, and Hurricane Harvey stalled near Houston in 2017 with rainfall above 30 inches in many locations. Wind and water can rack a frame so a deadbolt no longer reaches its strike, and a lock that sat in floodwater should be cleaned or replaced.
  • A key broken in the only working exterior lock, or a lock that has failed with the door standing open.

A lock that sticks but still works can usually wait for a planned lock repair.

After a break-in

Call the police before anyone else, and leave the door as it is until they have seen it. In a rental, report the entry to the landlord in writing: section 92.161 of the Texas Property Code presumes three days is a reasonable period for a landlord to act when a tenant reports an unauthorized entry or an attempt at the unit.

If the house is in one of the city's 32 local historic districts, ask the Office of Historic Preservation whether a Certificate of Appropriateness applies before a forced original door is replaced.

Charges during a declared disaster

During a disaster declared by the governor or the president, and until 30 days after the declaration ends, section 17.46(b)(27) of the Business and Commerce Code, read with section 17.4625, treats selling fuel, food, lodging, building materials or another necessity at an exorbitant or excessive rate as a deceptive trade practice.
