When a lock needs replacing, not repair

Replacement means a new lockset or deadbolt instead of new pins in the old one. It fits when a lock is worn past repair, or when a door with only a knob lock needs a deadbolt. Census Bureau estimates for 2024 put 18.2 percent of San Antonio homes in buildings from before 1960, and original doors of that age may be drilled for older hardware sizes, so measure before buying a boxed lock.

Monte Vista and Monticello Park

• Monte Vista, north of downtown, mixes wood, brick and stone houses, so measure each door instead of assuming a neighbor's size.
• Monticello Park, in northwest San Antonio, dates from the 1920s and 1930s, which puts its houses well inside that pre-1960 group.

Both are among the city's 32 local historic districts. Exterior changes to a property in one need a Certificate of Appropriateness from the Office of Historic Preservation, and changes in materials or design go to the Historic and Design Review Commission. Interior alterations are not reviewed. The guidelines ask owners to replace historic doors and hardware in kind when they are beyond repair, so have an original lockset looked at for lock repair first, and ask the office whether a new exterior lockset needs review.

Deadbolt height on rental doors

Section 92.154 of the Texas Property Code says a required deadbolt installed on or after September 1, 1993 must sit 36 to 48 inches from the floor and have a throw of at least one inch. What to include in a replacement request

• photos of the inside and outside of the lock, and of the door edge
• the door thickness and the backset, which is the distance from the door edge to the center of the knob or deadbolt
• whether the house sits in a historic district
• whether the new lock should share a key with your other doors
