Keys that outlast a lease

In Census Bureau estimates for 2024, Chattanooga is a majority-renter city, against about a third of occupied homes statewide. Every move-out can leave copies behind with a former tenant, a roommate, a cleaner or a contractor. Rekeying swaps the pin set inside the existing cylinder so those copies no longer turn it, while the lock body, trim and door stay where they are.

Fort Wood: shared houses and original locks

Fort Wood climbs a hillside beside the University of Tennessee at Chattanooga. Queen Anne, Colonial Revival and Tudor Revival houses line Vine, Oak and Fort Wood streets, and the district also holds fraternity houses and apartment complexes, where a single front-door key can pass through many hands.

The Fort Wood design guidelines, Section 4.3, ask owners to reuse original hardware and locks. Rekeying fits that request: when an old cylinder can take new pins, nothing visible on the door changes. When it cannot, the cylinder alone can sometimes be swapped inside the original lock body.

Rental law in Hamilton County

Under T.C.A. § 66-28-102, Tennessee's Uniform Residential Landlord and Tenant Act applies only in counties that had more than 75,000 people at the 2010 census, and the Tennessee Alliance for Legal Services lists Hamilton County among them. Where the act applies, it preempts the entire field of landlord-tenant legislation.

Section 66-28-517(g) covers a situation where old keys are a real concern. If a tenancy is terminated over domestic abuse, only the perpetrator may be evicted, and the landlord may remove that person from a lease in effect. That applies only after a court grants the victim a qualifying order of protection, a copy reaches the landlord, and the victim and all adult tenants agree in writing not to let the perpetrator return. Before you request a rekey
