What the weather does to a lock

NOAA's climate summary for Tennessee describes warm, humid air from the Gulf of Mexico, abundant precipitation and moderately large temperature swings. Each shows up at the door.

• Humidity. Wood doors take on moisture and swell in damp stretches, so a deadbolt that throws easily in winter can drag against the strike in summer. The fix is often moving the strike plate, not replacing the lock.
• Temperature swings. Doors and frames move as temperatures rise and fall, and a latch that lines up one week can bind the next.
• Flooding. In August 2021 the McEwen area of Middle Tennessee set a state record of 20.73 inches of rain in less than a day. A lock that sat in floodwater can corrode inside even after it dries and seems to turn normally, so have it opened and cleaned.

Original hardware worth keeping

In St. Elmo, hundreds of Craftsman bungalows went up in the 1910s and 1920s. Where their original locksets remain, they have seen roughly a century of use: weak springs, loose knob spindles, worn latch bolts and strikes that drifted as the house settled. Much of that can be repaired, and keeping the original lock avoids re-cutting a door that was fitted for it.

Repair also fits the district's rules. Routine maintenance is exempt under the St. Elmo guidelines, and a repair keeps the existing door and lock in place. If a repair grows into new exterior hardware, that is a question for commission staff. This is general information, not legal advice.

Simple upkeep

• Use a dry lubricant made for locks rather than household oil, which collects grit in the keyway.
• Tighten loose trim and strike screws before the holes strip.
• Watch how the door closes in damp weather, when wood swells. If it has to be lifted or shoved to latch, fix the hinges or strike before the lock wears itself out.
