Which Springfield door has you locked out

The right first step depends on the building you live in.

• Victorians in McKnight and Forest Park. McKnight alone has more than 900 Victorian "painted lady" houses. An original entry door is often solid wood with a mortise lock, and many of these houses also have a side or rear door. Say which door you are standing at and whether another might be open.
• Post-war houses in Sixteen Acres. Much of the city's post-war suburban housing stands in this neighborhood, where a knob or lever set often sits beside a separate deadbolt. Say whether the deadbolt was thrown or only the knob was locked behind you.
• Apartment buildings. Under 105 CMR 410.270, part of the State Sanitary Code, a residence with more than three units needs a main entry door that closes and locks by itself, with limited exceptions. That is how people end up shut out at the street door, or stuck in the hallway with their own unit locked. The sanitary code makes entry locks the owner's responsibility, so tell the property manager as well.

Proof that you live there

Have photo ID showing your address ready. If the ID carries an old address, a lease or deed in your name helps; if those are inside, say so up front.

A tenant shut out by a landlord is in a different position from an ordinary lockout. Under M.G.L. c. 186, § 15F, a tenant removed or kept out without a valid court order can recover three months' rent or three times the damages, plus costs and reasonable attorney's fees. What to include
