Does your Portland door suit a smart lock?

Most keypad and app-controlled locks are made to replace a standard bored deadbolt: a round hole through the door face and a smaller one into the edge. Newer houses usually have that setup, and Bend is the clearest case, with 51.9 percent of its homes built in 2000 or later; see Bend. A door with an original mortise lock, as some pre-1940 Portland houses have, needs more than a swap, because a standard smart deadbolt can mean new holes in an old door. Send a photo of the door edge, and ask which models fit a mortise pocket before you buy.

Portland City Code 29.30.100.C sets a standard for dwelling units: the lock on each exterior door has to open from inside without a key, special knowledge or extra effort. Ask whether the model you choose can be opened from the inside with an ordinary turn.

Approvals in condos and rentals

In a Pearl District condominium, the association may have rules for unit doors, and the building's own entry system stays separate from yours. In a rental, get the landlord's approval in writing first.

Oregon law already allows for app entry in rentals. ORS 90.320(1)(m) lets a landlord use a phone-app access control system to unlock a unit's locks, provided the landlord also offers at least one alternative, such as an access code, fob, key card or other tangible key. Rain, batteries and a backup key

In most Oregon areas the bulk of the precipitation arrives in winter, NOAA's 2022 summary says, so a keypad on an exposed Portland door can spend a season soaked. Choose a model made for outdoor use and check the seal around the outside housing each spring. Replace batteries at the first low-battery warning, and keep a mechanical key with a neighbor or family member in case the electronics fail.
