How Utah's weather works on a lock

Lock repair fixes a lock that still has usable parts: a latch that sticks, a deadbolt that drags, a cylinder that turns stiffly. Weather causes much of that wear. The Western Regional Climate Center describes strong daytime sun and rapid cooling at night across Utah, and doors and frames swell and shrink with that swing. A bolt that slides easily at noon can bind against its strike before sunrise. If it drags only on cold mornings, suspect door alignment before the lock itself.

Snow adds water. NOAA notes that the Great Salt Lake, being salty, does not ice over, and that cold air crossing it sometimes drops heavy snow to the east and south. Where snow does fall, meltwater that turns back to ice in a keyway can stop a key from turning. Use lock de-icer; hot water only leaves more water to ice up overnight.

Wind is the third factor. According to the climate center, damaging winds sometimes occur near canyon mouths along the western slopes of the Wasatch Mountains. After a windstorm, check storm-door latches and strike screws, since a door slammed by a gust can loosen its closer.

Shared doors and rental units

Franklin's converted houses and accessory apartments can put several households behind one outside door. That latch takes every resident's traffic, and in an old house it may be the oldest working part on the property. A latch that no longer catches, or a knob that spins without retracting, can often be adjusted or rebuilt before it fails.

In BYU contracted housing, the Off-Campus Housing Handbook requires an exterior deadbolt or deadlocking latch that works by key from outside and without one from inside. A deadbolt that stops short of its strike is worth reporting to the manager.

Upkeep that prevents repairs

• use a dry lubricant in the keyway; oil holds grit
• tighten hinge and strike screws each fall, before cold weather sets in
• check that weatherstripping is not pushing the door against the latch
• stop forcing a key that resists, which is how keys snap off; see broken key extraction
