Homes and doors across Michigan

Michigan's housing is older than the country's. Census Bureau estimates for 2024 put 35.6 percent of the state's homes in buildings from before 1960, against 24.8 percent nationally, and only 17.5 percent from 2000 or later, against 27.4 percent.

The four cities with their own pages differ sharply:

• Detroit. 78.3 percent of homes predate 1960, and 41.4 percent went up in the 1940s and 1950s alone. A new deadbolt or handleset on a door from that era needs to match its existing bore, backset and edge cutout.
• Grand Rapids. 36.7 percent of homes date from 1939 or earlier, and 15.8 percent sit in two- to four-unit buildings, about twice the national share. In a divided older house, the porch, stair and unit doors may each take a different key.
• Lansing. 43.7 percent of homes were built from 1950 to 1979.
• Ann Arbor. Only 39.9 percent of homes are detached houses, against 61.1 percent nationally; 40.7 percent are in buildings of five or more units.

With more than four in five Michigan homes built before 2000, a smart lock usually goes onto an older door. Check that the deadbolt throws without pushing on the door; a motorized bolt fighting a binding strike drains its batteries.

How Michigan's climate affects locks and keys

NOAA describes warm, humid summers and cold winters, with the Great Lakes making the state more temperate and moist than other north-central states. Lake Superior's south shore in the Upper Peninsula and Lake Michigan's eastern shore in the Lower Peninsula get much more snow than the rest of the state, and parts of the Upper Peninsula get more than 180 inches a year.

Deep cold is more common away from the lakes. Statewide, the long-term average is 13 nights a year at 0°F or below, though the count has run below average since 1990. Lansing, in the center of the state, averages 6.9 such nights; Muskegon, on the Lake Michigan shore, averages 2.5.

In March 2026, MDOT reported ice on trees, power lines, structures and roads in a band from Manistee and Ludington to Alpena and Alcona, leaving tens of thousands of homes and businesses without power as overnight lows dipped into the single digits. MDOT also recalled a catastrophic ice storm in the northern Lower Peninsula in March 2025.

At the door and in the car:

• Outages. A battery-powered smart lock keeps working without grid power, but a garage door opener or a powered building entry may not. Keep the mechanical key on your ring.
• Refrozen latches. Snow that melts against a door and turns to ice overnight can seize a latch. Use lock de-icer instead of turning harder; a key bent in a frozen cylinder can break off inside.
• Subzero mornings. A fob that works in the garage but fails in an open lot on a subzero morning may have a weak coin cell. Try a new battery before booking key fob programming.

Renting in Michigan: locks, keys and rekeying

About 26.5 percent of occupied Michigan homes are rented, below the national 34.7 percent, but the share reaches 54.4 percent in Ann Arbor and 49.0 percent in Detroit.

Michigan Compiled Laws 600.2918(2) lets a tenant recover actual damages or $200, whichever is greater, for each occurrence of an owner's unlawful interference with possession. The acts it lists include:

• changing, altering or adding to the locks or other security devices without immediately giving the person in possession keys or other unlocking devices, (2)(c);
• removing doors, windows or locks, (2)(e).

Subsection (3) sets out exceptions, including an owner acting under a court order and temporary interference only as necessary for needed repairs or inspection and only as provided by law.

So an owner who has an occupied unit rekeyed should hand the tenant new keys immediately. A tenant planning a rekey should get the landlord's written agreement first.

If a dispute comes up in Michigan

The Michigan Department of Attorney General takes consumer complaints against businesses online or on a printable form. Its Consumer Protection Team mediates informally by sending the business a copy of your complaint and asking for a response; if that fails, the office cannot act as your private attorney. Complaints and supporting materials become public records, so some may be disclosed under the Michigan Freedom of Information Act.

Before you file:

1. Keep the written estimate and the itemized receipt, and send copies, not originals.
2. Leave out Social Security or credit card numbers unless the investigation needs them; if you must include them, mail the complaint instead.

If the business does not reply within 30 days, the office contacts it again. If it refuses to respond, the office confirms that in writing, and you may then consider Small Claims Court or a private attorney.
