Homes and doors across Idaho

Idaho's housing is young. Census Bureau estimates for 2024 put 39.3 percent of homes in buildings from 2000 or later, against 27.4 percent nationally, and only 6.9 percent before 1940. Single-family detached houses make up 73.3 percent of the stock and mobile homes another 6.5 percent, about 54,000 units.

The four cities with their own pages here differ a lot:

• Meridian is the newest: 75.1 percent of homes built since 2000, 49.1 percent since 2010.
• Nampa is mixed, with 53.8 percent built since 2000 and 6.5 percent before 1940.
• Boise grew in waves, 18.1 percent in the 1970s and 19.5 percent in the 1990s.
• Idaho Falls is the oldest of the four, with 27.8 percent built before 1960.

For the door itself:

• A newer Meridian or Nampa house may still open with keys that went to builders, trades or earlier owners. Rekeying the exterior locks to one new key handles that without new hardware.
• A 1950s house in Idaho Falls may keep its original knob locks, sometimes with no separate deadbolt. Check every exterior door when you move in.
• In a mobile home, measure the door and the existing lock set before ordering replacement hardware.

How Idaho's climate affects locks and keys

NOAA's climate summary says wide ranges in elevation shape Idaho's precipitation. Some northern mountain sites record more than 40 inches a year; some southwestern sites get under 10. Snowfall runs about 10 to 20 inches in the southern lowlands and over 100 in the higher mountains. Boise's average January low of 25.5°F is slightly colder than Coeur d'Alene's 26.2°F, while its average July high, 92.7°F, runs nearly 10 degrees above Coeur d'Alene's 82.8°F.

Upkeep that fits:

• Freezing nights. Use de-icer rather than forcing a key into an iced lock; a snapped blade can need broken key extraction.
• Dry southwest. Where rain is scarce, dust works into cylinders. Clean a sticky lock and use a dry lubricant; oil holds dust.
• Snow country. Meltwater in a latch can refreeze overnight. Keep drifts off doors, and check in spring that the bolt still meets the strike plate squarely.
• Hot summers. A fob battery left on a hot dashboard runs down sooner. If its range drops, try a fresh coin cell first.

Renting in Idaho: locks, keys and rekeying

About 28.3 percent of Idaho households rent, against 34.7 percent nationally; in Boise it is 38.1 percent. What the Idaho Code and the Attorney General's Landlord and Tenant Manual (July 2026) say:

• The statute's list. Idaho Code 6-320(a) names the landlord failures a tenant can sue over, including weather protection, working plumbing and heating, hazardous conditions and smoke detectors. Locks and keys are not named.
• Broken doors. The manual gives broken or missing doors and windows as an example of conditions that may violate local or state housing standards. Under Idaho Code 6-320(d), the tenant serves written notice listing each problem; if the landlord has not fixed it within three days, the tenant may sue.
• No lockouts. The manual says landlords may not use self-help to force a tenant out and lists changing the locks and shutting off utilities as unlawful. The landlord must go to court with an unlawful detainer action (defined in Idaho Code 6-303); removal is by the sheriff under a writ of restitution.
• Private enforcement. The Attorney General's Office does not enforce landlord-tenant law; tenants and landlords do, through private actions.
• Move-in record. The manual's move-in and move-out checklist has lines for door locks and knobs and for window latches and locks. It is a good moment to ask in writing whether the locks were rekeyed after the last tenant.

Before you book a locksmith in Idaho

The Idaho Attorney General's Consumer Protection Division asks you to try the business first. After that, complaints must be in writing, through the online form or a paper form you request from the division; it does not accept oral complaints. Unless you object, a consumer specialist sends each complaint to the business and asks for a response, which often takes several weeks, and it becomes a public record. The division cannot act as your private attorney. For a claim of your own, Idaho Code 1-2301 sets the small claims limit at $15,000.

Checks that matter here:

1. Get the total cost in writing before work starts. The Attorney General notes that Idaho has no general three-day right to cancel, apart from telemarketing and certain door-to-door sales.
2. Keep the itemized invoice; a complaint should attach copies, not originals.
3. If you rent, read the lease before changing a lock; the manual says it should set out when the landlord may enter.
